366 Victoria Avenue North
Now let’s build the future
of 366 Victoria Avenue North.
For more than six years, you gave us the opportunity to imagine what this building could become,
and the trust to bring that vision to life.
Together, we’ve transformed a remarkable piece of
Hamilton’s history into a home for creators, entrepreneurs, and community.
Everything that exists here today began with that trust.
This is an invitation to shape the next chapter together.
What began as raw industrial space in early 2020 has become a working community, carefully preserved, steadily restored, and full of life.
Evil Empire Studios takes root inside 366 Victoria Avenue North just as the world changes overnight. We commit to the building, and to the possibility of what it could become.
Against the backdrop of COVID and constant change, the studio holds firm, supported by a landlord who continued to believe in the vision.
Creators, small businesses and productions begin filling the building with activity. The warehouse, the Dark Side Studio, the dungeon and the tunnels become destinations in their own right.
The City of Hamilton formally recognizes the care, investment and imagination that helped bring new life to an irreplaceable piece of industrial heritage.
Hundreds of thousands of dollars are invested into the property. A creative ecosystem takes hold, drawing productions, entrepreneurs and visitors from across the region.
Architectural plans are underway with Toms & McNally. Interior concepts are complete with Laundry Design. Investors are ready. The warehouse is first, and we are ready to begin.
Together we’ve laid the groundwork. The vision has been designed. The financial case is sound. Interest from investors is real. As we prepare for the next phase, it’s important we understand what the long-term future of the building looks like together.
Six years of steady growth have demonstrated
that this is a sustainable creative ecosystem.
The people who have built this place
are ready to help build what’s next.
Toms & McNally and Laundry Design
have begun imagining the next chapter.
There is genuine interest in helping transform the building.
The only remaining question is the long-term roadmap.
The question is no longer
if this building has a future.
It’s how we choose to build it together.
Because of the unique circumstances surrounding this building, we understand there isn’t a traditional path forward. We’ve outlined several flexible approaches that we hope could work toward the same long-term goal while balancing responsibility, timing, cash flow, and flexibility.
Agree on the purchase price today while completing the sale when the timing is right.
A lease-to-own approach that gradually reduces the future purchase price.
A vendor take-back mortgage that provides reliable monthly income after the sale.
We believe the strongest solution combines the best elements of each, creating flexibility today while aligning around the long-term success of the property.
More than simply purchasing a building, this structure creates a partnership built around shared success. Roque continues to benefit from the property’s future appreciation while receiving reliable income throughout the transition. Evil Empire gains the time needed to complete renovations, strengthen the business, and maximize the building’s potential before assuming long-term financing. Rather than one party winning at the expense of the other, this approach keeps both sides invested in the same outcome: the continued success of 366 Victoria Avenue North.
Buildings become landmarks because people choose to believe in them.
Thank you for trusting us with this one.
Together, let’s decide what the next chapter
of 366 Victoria Avenue North will become.
